FOUR months after putting their house on the market, Anna and James were becoming increasingly frustrated with empty viewings – until they called in a home staging specialist and found themselves a buyer almost straight away.
The couple had been averaging one viewing a week for their two-bedroom terrace in Bristol, England but were unable to convert any of these viewings into offers and couldn’t work out why. But after talking to a home staging expert they finally managed to sell their home and trade up to the new home they’ve set their hearts on.
Their local home staging stylist spent time with the couple at their Bristol terrace and made valuable recommendations on how to improve the property, mostly through small changes such as painting, de-cluttering, rearranging furniture and defining a room’s purpose.
The home staging consultant included a written report with advice on how to improve the presentation of their home, together with a bespoke checklist of things they could do to increase the chances of turning viewings into offers.
Keen to get moving, Anna and James put the recommendations into action straight away and the very next day they accepted an offer on the house.
“The stylist was absolutely fantastic. She succeeded in making the house look so much better through just a few small changes and at little expense to us. She was able to visualise better than us what would and wouldn’t work and she tried things we had never thought of doing.
“The thing that made the biggest difference was rearranging the furniture. We never imagined that something so simple as moving the sofa would make such an impact but it really gave the illusion of more space. The next people to view the house said it was just what they were looking for and put an offer in straight away!”
“The house was very neat and nicely presented but it was obvious that they had outgrown it. They took me round each of the rooms and I looked at it through a viewer’s eyes, then we had a chat and I made some impartial observations.
“My main recommendation was to reorganise the furniture because as soon as you opened the front door you walked into the sofa, so I suggested that by moving it they would free up some space. I also proposed that the furniture in the back garden be set up so it wouldn’t look so bare and thought some flower tubs in the front garden would really brighten it up. Home staging is really about creating the right impression or alluding to a way of life, it isn’t about making expensive changes or improvements.
“Anna and James were great and took my recommendations on board immediately. By that evening they had made all the changes and I was delighted to hear that the very next day the house was sold.”
With the anxiety of selling their existing home out of the way Anna and James are looking forward to moving into their brand new four-bedroom home.
